How to Increase your Home’s Value

There are many ways to increase the value of your home, depending on your budget.

1. Update fixtures-Updating fixtures such as faucets and ceiling fans can change the look of a room.

2. Paint-Patching holes in walls and then giving them a fresh coat of paint can make a big difference. Try to use neutral colors that will go with any decor.

3. Landscaping-Curb appeal is a big factor in the first impression a potential buyer has of your home. Trimming shrubs, making sure the lawn is mowed, adding flowers, mulch, etc. can make that first impression a lasting one.

4. Updating kitchen and bathrooms-This can include anything from all new appliances, cabinets, and countertops to simply refacing cabinets and updating the faucets.

5. Energy Efficiency-Check your hot water heater and HVAC unit to see if they are near the end of their useful life. A tankless water heater is more energy efficient. You can also change out older model toilets for newer energy efficient models.

6. Repair defects-Replace any cracked boards or siding, make repairs to banisters or steps where needed, replace switch plates as needed.

Making certain that your home is clean and clutter-free as well as being updated and in good repair can improve potential buyers’ impressions and improve the value of your home.
